Alongside this acquisition, QuadReal has formed a new joint venture (JV) with Clear Sky Capital, a private real estate investment and development company.
QuadReal will hold a 95% interest in this new JV, which will focus on the UK self-storage market. In addition to the newly acquired 111,484 m2 portfolio, the JV plans to invest an additional £200 mln (€234 mln) in UK self-storage. Cinch Self Storage, an operating company owned by Clear Sky Capital investors, will manage the assets and properties for the JV. Padlock Euro Storage Fund I will not have any ongoing involvement in the JV or the portfolio after the sale.
This acquisition aligns with QuadReal's strategy to invest in high-quality storage facilities in key areas. The UK portfolio is primarily located in the southeast and features modern facilities with advanced security, EV charging, and expanding climate-controlled options.
This latest addition brings QuadReal's global self-storage portfolio to over 80 assets and more than 585,289 m2.
Thomas Blangy, senior VP, International Real Estate, QuadReal. International, said: “Self storage is a key area of conviction for QuadReal and this transaction expands our presence in the UK market, where demand for quality storage facilities continues to grow. By partnering with Clear Sky and Cinch, we are securing critical mass in a sector characterised by fragmented ownership, further enhancing our global portfolio and ability to deliver stable returns.”
Iyngaran Muniandy, head of Europe, Clear Sky, added: “We are excited to continue the Cinch Self Storage journey alongside a tier-one institutional partner such as QuadReal. Their global experience and long-term investment approach make them an ideal partner as we scale the platform and capitalise on the structural demand–supply imbalance in the UK self-storage market. Together, we look forward to expanding the portfolio and delivering high-quality, risk-adjusted returns for our investors.”
