This marks the firm's initial IOS investment in the German logistics sector. The high-quality cross-dock facility spans 22,740 m2 on a 118,055 m2site and is fully leased to Hermes, an international logistics and parcel delivery company in Europe.
The Friedewald facility boasts 150 dock doors and operational infrastructure capable of sorting approximately 290,000 parcels daily, supported by over 500 parking positions for truck bodies. During peak times, the hub has demonstrated its ability to process up to 400,000 parcels per day, highlighting its robust operational capacity and scalability. The facility operates on an intensive 24/6 schedule, ensuring continuous national parcel intake, sorting, and dispatch.
Strategically located in North Hesse, the property is situated in Germany's geographic centre. This prime location allows Hermes to reach all its parcel centres nationwide within a seven-hour truck drive. The facility also benefits from direct access to the Autobahn A7 and A4/5, major highway intersections that provide seamless connectivity across Germany and the rest of Europe.
Balazs Lados, managing director, European Fund Manager at Realterm, stated: “With this landmark acquisition, Realterm continues its strategic expansion across Europe. Germany represents one of Europe’s most mature and sophisticated logistics markets. This acquisition of a premier last-mile and IOS logistics facility marks the first of many planned investments in the country as we grow our footprint in critical transportation infrastructure markets across the continent.”
Christian Siegmund, senior VP at Realterm, added: “This acquisition represents a unique opportunity to acquire a key asset in one of Europe’s strongest transportation-oriented markets. The property’s central location and exceptional highway connectivity, combined with its long-term lease profile, make it an indispensable component of Germany’s parcel distribution infrastructure.”
Eastdil Secured and Simmons & Simmons advised on the transaction.
