Redevco finances Dutch logistics development

Redevco has closed a €49.2 million green loan facility to finance the development of a 52,815 sq m Grade A logistics scheme in Tiel, the Netherlands, on behalf of Financière ID, the real estate development arm of ID Logistics Group.

Located at the Medel logistics estate, the scheme benefits from direct access to the A15 motorway and strong connectivity to the Port of Rotterdam, Germany and the wider Randstad region. Once completed, it will deliver high‑quality warehouse, office and mezzanine space suited to modern logistics operations, supported by robust occupier demand and constrained new supply.

Richard Craddock, head of real estate debt at Redevco, said the financing reflects the platform’s conviction in future‑ready logistics. “This transaction reflects the core focus of our debt strategy: supporting best‑in‑class real estate projects alongside experienced sponsors in sectors and markets where we have strong conviction. We are pleased to partner with Financière ID on a development that combines compelling logistics fundamentals with innovative sustainability solutions.”

A key feature of the project is its integration with the Medel Energy Island, a shared local energy hub designed to overcome electricity grid congestion, one of the most significant challenges facing Dutch logistics schemes. The site is expected to generate around 75% of its energy needs from on‑site solar PV, supported by 2.5MW peak solar capacity and on‑site battery storage, with surplus energy fed back into the energy island.

The development targets BREEAM Excellent certification and will incorporate heat pumps, EV charging infrastructure, biodiversity enhancements, sustainable drainage systems and occupier wellbeing features.

Christophe Hamon, managing director at Financière ID, said: “The development combines strong logistics fundamentals with an innovative approach to energy management and sustainability. We were looking for a financing partner that recognised the long‑term value of those characteristics. Redevco was a natural fit for that ambition.”

Recent transactions include a €57.3 million green loan for a residential scheme in Dublin and a €107 million facility supporting logistics developments in Germany.
