Realogis Unternehmensgruppehas reported a continuation of the strong market momentum seen in the first quarter, with total take-up for the Berlin logistics and industrial market reaching 211,000 m2 in H1 2026.

Warehouse space was the primary driver, accounting for 192,500 m2 (91%), followed by office space at 13,300 m2 (7%) and mezzanine space at 5,200 m2 (2%).
Leased warehouse space saw a substantial increase of 33,500 m2, representing a 21% rise compared to the same period last year. While this figure remains 31% below the current five-year average of 277,180 m2, the deficit has narrowed considerably compared to H1 2025, when it stood at 46%.
The market was heavily influenced by five major lease transactions.
The long-term upward trend in prime rents paused in H1 2026, holding steady at €10.50/m². Despite this sideways movement, the prime rent remains significantly above average, exceeding the current five-year average of €9.55/m² by 10%. Average rent also remained unchanged year-on-year at €8.10/m², a situation last observed in H1 2019. This figure still surpasses the current five-year average of €7.60/m² by 7%.
Lettings in existing properties led market activity, accounting for 110,400 m2, or 52% of total take-up.
Lettings in new builds on former brownfield sites followed, totalling 91,200 m2 (43% of total volume).
In terms of building type, big-box spaces were dominant, recording 143,900 m2 (68%). "Other" properties, categorised as neither big-box nor business parks, followed with 34,100 m2 (16%), while business parks accounted for 33,000 m2.
Regarding occupancy type, lettings accounted for 166,600 m2 (79%) of take-up, with owner-occupiers responsible for the remaining 44,400 m2 (21%).
The Berlin urban area recorded the highest regional take-up with 93,500 m2 (44%).
The Logistics/Distribution sector was the leading industry with 78,100 m2 (37%), followed by Retail/Wholesale with 56,900 m2 (27%) and the Manufacturing industry with 51,000 m2 (24%).
Large-scale units of 10,001 m2 and above continued to define the market, reaching 102,550 m2 and accounting for 49% of total Berlin take-up.
Alexander Ego, managing director of Realogis Immobilien Berlin, commented: "Take-up over the past six months was shaped to a significant extent by a handful of large-scale deals, with owner-occupiers in particular making an exceptionally strong contribution. At the same time, demand for modern business parks remains at a high level, although suitable space is often not available in sufficient quantities in the locations in demand."
