Savills IM funds sustainable Schiphol logistics hub

Savills IM has secured funding for a new, cutting-edge logistics development near Schiphol Airport in the Netherlands.

This project, funded by a German institutional investor and developed by AM with construction by Bouwbedrijf Aan de Stegge, represents Savills IM's second acquisition for a new European logistics portfolio focused on prime locations.
The development is strategically located in the highly sought-after Schiphol Trade Park, known for its proximity to Schiphol Airport and the Port of Amsterdam, ensuring strong demand from future tenants. The facility will offer approximately 45,000 m2 of flexible, high-quality logistics space.
Emphasizing sustainability, the building will incorporate eco-friendly construction materials and a rooftop photovoltaic system for on-site electricity generation. It aims for a BREEAM "Excellent" certification. The Schiphol Trade Park itself holds BREEAM area certification, further highlighting the commitment to environmental standards.
The distribution centre is slated for completion in the first quarter of 2027, with Van der Helm Logistics already signed as the first tenant.
David Seydt, associate director, Fund Management at Savills IM, commented: “Now is a good time to invest counter-cyclically. While there are isolated cases of location consolidation among individual logistics tenants, the sector’s long-term fundamentals remain robust. We continue to see structurally strong demand for the right assets in the right locations. With the forward funding of the Schiphol project, we have secured a high-quality core logistics asset in a prime logistics location within one of Europe’s most stable and in-demand markets at an early stage.”

It benefits from its strategic location and proximity to Europe’s largest consumer markets, as well as from its highly developed transport and infrastructure network. The ports of Rotterdam and Amsterdam, together with Schiphol Airport, serve as key European gateways for the movement of goods. Schiphol is also regarded as one of Europe’s leading air cargo hubs. A large share of logistics activity is concentrated along the main transport corridors linking these hubs with the European hinterland. We are continuously looking for exactly such high-quality logistics assets in strategically relevant locations.”
