Savills, representing Canary Wharf Group (CWG), has obtained planning permission for the extensive renovation of One Eden, formerly known as 33 Canada Square.

Situated in the heart of Canary Wharf, next to Eden Dock and connected to Jubilee and Canada Square parks, One Eden will offer over 50,632 m2 of premium workspace, retail facilities, and the potential for a distinctive rooftop restaurant.
Originally designed by the renowned Foster+Partners, the building is being re-envisioned by tp bennett to create a world-class destination for contemporary tenants.
The retrofit aims to preserve 97% of the existing substructure and superstructure, thereby saving over 62,000 tonnes of concrete. The building will operate entirely on electricity, powered by efficient heat pump technology. Its embodied carbon footprint is projected to be under 471 kgCO2/m2, which is more than 12% below the UK Net Zero Carbon Buildings Standard target for retrofit projects starting in 2027. Through the use of high-performance glazing, efficient HVAC systems, heat recovery ventilation, LED lighting, and advanced building controls, regulated carbon emissions are expected to decrease by 44%.
The redevelopment will also incorporate enhanced biodiversity features, including atria winter gardens and a rooftop terrace, alongside photovoltaic panels and a dual power supply with tenant generator capacity for operational resilience.
The project is targeting several high-level certifications, including BREEAM Excellent, NABERS 4.5-star, WELL Platinum, and EPC Rating A, in addition to being WiredScore Platinum enabled for superior digital connectivity.
