The divested rights cover 13,500 m2 of gross floor area.
Under the terms of the agreement, SBB will receive SEK 82 mln (€7 mln) in immediate liquidity, along with SEK 38 mln (€3.2 mln) in promissory notes. These notes are scheduled to be settled upon the commencement of construction, but no later than 31 December 2030. OBOS will also take on obligations for additional purchase considerations related to the transaction.
As of 31 March 2026, the properties had a book value of SEK 72 mln (€6.1 mln). The assets are located in an appealing area of Hägersten, offering proximity to Lake Mälaren, natural surroundings, recreational opportunities, and excellent metro connections.
The transaction is expected to close on 30 June 2026.
Leiv Synnes, CEO, said: “The transaction demonstrates both increased interest in residential development and the quality of our projects. We are focused on divesting smaller holdings to concentrate on the market-leading companies Sveafastigheter, Nordiqus and Public Property Invest.”
