These properties were not part of the ongoing transactions with Sveafastigheter and KlaraBo due to an ongoing conversion process.
The sale provides SBB with immediate liquidity of SEK 180 mln (€15.8 mln), with an additional SEK 30 mln (€2.6 mln) to follow as more tenants become owners.
The properties, with a total lettable area of 5,194 m2, generate an annual net operating income of SEK 5.3 mln (€466,900).
The sale price of SEK 210 mln (€18.5 mln) represents a 2% increase over the latest external valuation.
Leiv Synnes, SBB CEO, said: "Since May 2025, SBB and Sveafastigheter have completed residential sales amounting to SEK 2 bn (€176.2 mln). This shows that there is a strong market for attractive residential assets. The trend is that the market is gradually improving."
