Scannell Properties to develop logistics hub in Hockenheim

Scannell Properties has acquired a 23,000 m2 brownfield site in Hockenheim, a prime location within Germany's economically robust Rhine-Neckar triangle.

The site offers excellent connectivity to key urban centres and transportation networks in both Germany and France.

The company plans to develop a flexible logistics building with 11,400 m2 of warehouse space on the ground floor and an additional 1,800 m2 on a mezzanine. This facility can be divided into two separate units of approximately 6,100 m2 and 5,300 m2. The project also includes 1,200 m2 of modern office and communal areas, along with outdoor spaces designed to improve employee well-being.

The office building will feature a green roof, while the warehouse roof will be fitted with a large photovoltaic system capable of generating around 1,400 kWp. Other eco-friendly features include a heat pump, a greywater recycling system, and a smart metering system, all aimed at reducing CO₂ emissions and improving energy efficiency for future occupants. The project is designed to achieve DGNB Gold certification.

Jan Imfeld, country head, Germany at Scannell Properties, said: “Low vacancy rates and rising demand over the last 12 months, together with a very strong first quarter 2026, have reaffirmed Rhine-Neckar as a top-tier logistics market. With occupiers targeting 10,000–15,000 m2 units, Logistic Park Hockenheim is ideally placed to deliver much-needed, future-proofed warehousing in the region.”

The land was brokered by Frankfurt-based Immolox.
