Schroders Capital, through its Private Debt & Credit Alternatives team, has provided a €77 mln construction loan for a mixed-use development in the Greater Stockholm area.

Barkarbystaden, Jarfalla
This funding will facilitate the construction of 377 homes in Barkarbystaden, commercial spaces, and an underground car park.
The project, a club deal managed by Kinnerton Capital with co-investment from Schroders Capital and Kinnerton-advised funds, emphasises socially sustainable housing and commercial facilities. It aligns with Article 8 SFDR requirements and boasts a Swedish Svanen environmental classification.
Barkarbystaden is projected to house 30,000 new residents and create numerous service-sector jobs, benefiting from a new metro station set to open by late 2027.
Swedish residential developer Titania Holding has been tasked with developing the project.

This recent loan follows other transactions this year, including a senior construction loan for 133 townhouses in Denmark and a mezzanine loan for a residential complex in Greater Copenhagen. This also represents the third CRE loan that Kinnerton has secured for Schroders Capital's European Real Estate Debt strategies.
