Industrial real estate developer Segro has secured a pre-let agreement with global fashion retailer Primark.

This deal involves Segro constructing Primark's inaugural Italian distribution centre, a move that will support Primark's expansion goals in Italy and generate 200 new jobs.
The 81,000 m2 depot will be strategically located in Alessandria, chosen for its proximity to the Port of Genoa. This port will serve as the primary entry point for Primark's merchandise into Italy, and the new facility will then supply all of Primark's Italian stores, facilitating future growth. The building will be built-to-suit to meet Primark's precise operational requirements.
The property aims to achieve a BREEAM New Construction 'Excellent' rating and will also pursue BiodiverCITY certification, which recognises and promotes biodiversity in real estate. Additionally, the design will incorporate features designed to enhance employee well-being.
This investment coincides with Primark's rapid growth in the Italian market; the retailer recently celebrated the opening of its 20th store in Italy, located in Biella.
Luca Sorbara, head of Italy at Segro, commented: “Over the past months, we have worked side by side with Primark to define the features of its first depot in Italy, designed to meet the brand’s specific storage and distribution needs. This project also marks a significant milestone for Segro, expanding our existing presence in Italy, which comprises a fully leased portfolio totalling over 1.5 million m2 of space.”
