Sigma Capital and Vistry Group acquire four sites for UK resi project

UK built-to-rent provider Sigma Capital Group will deliver 415 new homes across key regions in the UK through its ongoing partnership with Vistry Group.

The company has acquired four new sites with a gross development cost of approximately £100 mln (€116 mln) which will be managed by its Simple Life team.
These additions will bring Sigma’s total investment in wholly owned and managed properties to £1.06 bn (€1.23 bn), encompassing 4,510 new homes across the country. 
The new developments include Top Wighay Farm (East Midlands), Ibstock, St. Helens (North West), Sutton Road, Maidstone (South East), and Womersley Road, Knottingley (Yorkshire).

With these four new sites, we’re not only expanding our footprint across key regions but also enhancing the quality of the homes we deliver, working with our trusted partners. Our current pipeline of opportunity now sits at over £5bn (€5.8 bn) GDC throughout the UK, confirming our position as the leading single-family housing provider in the country.”

Sigma Capital Group has already completed approximately 2,500 units from its balance sheet portfolio and expects to reach over 3,800 new homes by year-end. Upon completion, this portfolio is projected to generate around £77 mln (€89 mln) in annual rental income. Including these new sites, Sigma’s total delivery on behalf of all investment partners will exceed 13,500 new homes, with 10,600 already completed and the remainder under construction. The estimated rental value of this entire portfolio is over £190 mln (€221 mln) per annum.
