Sweden-based developer and construction group Skanska is investing in residential development in Norway while divesting office properties in Denmark.

Lillebytunet, Trondheim (Norway)
Skanska is investing NOK 244 mln (€20.7 mln) in the first phase of the Lillebytunet residential project in Trondheim, Norway. This phase will feature two apartment buildings comprising 51 units. It marks the first construction to commence from a portfolio Skanska acquired from Nordr in September 2025 and represents the final stage of the Lilleby area’s transformation. Construction is scheduled to start in the first quarter of 2026, with completion expected in Q1 2028.
Simultaneously, Skanska has divested two fully leased office buildings in Ørestad City, Copenhagen, for DKK 1.0 bn (€134 mln). The purchaser is PensionDanmark, with the transfer of properties scheduled for January 2026.
The divested assets include:
Ørestads Boulevard 41: Completed in 2018 as the 11,100 m2 headquarters for Sweco Denmark.
Nest 45 (Ørestads Boulevard 45): Completed in 2022, this 14,900 m2 building houses 8,500 m2 of office space—primarily leased to Norlys for its Copenhagen headquarters—alongside a 186-room Ibis Styles hotel occupying 6,000 m2.
Both DGNB Gold-certified buildings share an underground parking facility and are strategically located near public transport, offering excellent connectivity.
