SLP to build logistics facility in Eskilstuna

Swedish property company SLP has acquired the Kjula-Blacksta 1:108 property in Eskilstuna Logistics Park from the Municipality of Eskilstuna.

The 31,564 m2 site will be used by SLP to develop an environmentally certified logistics facility of approximately 5,000 m2, which will specialise in refrigerated and frozen storage.

SLP has signed a 12-year lease agreement for the entire facility with a rapidly expanding supplier to the Swedish grocery retail sector. The investment for the project is approximately SEK 90 mln (€7.9 mln), and the annual rental value is set at roughly SEK 6.5 mln (€0.57 mln). Occupancy is slated for the beginning of the fourth quarter of 2027.

The property is located in a premier Swedish logistics hub within the Stockholm-Mälardalen region, offering direct connectivity to the railway network, the E20 highway, and the airport. Upon completion of the initial 5,000 m2 facility, approximately 11,000 m2 of building rights will remain on the site, providing potential for future expansion. The lease agreement is conditional upon securing a building permit, with construction expected to commence following regulatory approval. The initial phase of the investment is being financed using SLP's existing funds.
