This investment represents Staycity's first venture into the Polish market.
The property, situated near Warsaw's central business district, was initially built as an office building in 2005 and is currently being converted.
Scheduled for completion in late 2026, the building will feature a 268-key Staycity Aparthotel, offering a range of self-catering studio and one-bedroom apartments. Guests will also have access to various amenities, including a café, gym, co-working space, and dining options.
Andrew Fowler, CDO, Staycity Group, said: “As part of our expansion into new markets, Poland is a key target—currently the fifth-largest economy in Europe (by PPP) and significantly outperforming the broader European market, a trend that looks set to continue. Solida was a natural partner for us, sharing a strategic vision and offering value creation across the full spectrum of asset management and investment. Their capabilities in real estate development and procurement, and dedication to ESG, complement our own strengths. Together, we aim to deliver well-balanced investment opportunities, underpinned by our strong covenant and brands, secured on long-term, sustainable rents.”
Joao Saracho, managing director, Solida Capital Europe, added:“Our investment was driven by the conviction that sustainable urban regeneration can go hand-in-hand with strong financial performance. Partnering with Staycity allows us to reposition an underutilized asset into a high-quality aparthotel that meets the needs of Warsaw’s growing hospitality market while enhancing the vibrancy of this location. This project reflects Solida Capital Group’s strategy of purposeful investment, where ESG considerations and long-term value creation are central to our approach.”
Warsaw's thriving economy and increasing international presence continue to solidify its status as a premier destination in Central and Eastern Europe for business and leisure travellers. Significant infrastructure developments, such as the expansion of the metro and tram systems, are further enhancing the city's appeal for investors, residents, and tourists alike.
