The properties are fully leased, primarily consisting of warehouses and light industrial spaces near Helsinki Airport, with an average remaining lease term of just over three years. The portfolio includes warehouse and light industrial assets across three distinct industrial areas in prime locations. Notably, almost half of the total leasable area was built after 2020.
The total leasable area amounts to approximately 63,000 m², and the acquisition includes significant land for tenant operations as well as building rights for further development. Furthermore, the portfolio is well-diversified, featuring more than 90 tenants from various industries with staggered contract lengths; some of the largest tenants include Saka, Raskone, and Autoklinikka.
The acquisition is being financed through existing cash and bank financing, with closing expected to take place on 20 February 2026. The transaction is projected to boost Stendörren's annual income from property management per share by 13%, based on earnings capacity as of 1 January 2026.
Erik Ranje, CEO of Stendörren, commented: "We are pleased to complete this strategic acquisition, which in isolation is expected to increase income from property management per share by 13 per cent. Furthermore, the acquisition ensures that a critical mass is achieved in the Helsinki region from an asset management perspective. This strengthens Stendörren's operational efficiency while improving the risk profile through increased geographical and customer diversification."
