Stoneweg and Bain Capital plan logistics asset in Italy

A joint venture between alternative investor Stoneweg and private investor Bain Capital is nearing completion of a 45,000 m2 logistics development in Agliana, Tuscany, Italy.

The two partners have appointed Dils and WCG-World Capital Group to handle the leasing.

This speculative project, expected to be finished by Q3 this year, will feature two warehouses. The larger unit, around 33,000 m2, can be divided into two smaller spaces, offering customizable options and 46 loading bays for cross-docking. The second, standalone unit will be approximately 12,000 m2. The development is designed with energy efficiency in mind and is on track for LEED Gold certification, aligning with the JV's ESG goals.

Strategically located in Tuscany, 25km northwest of Florence, the site benefits from access to the A1 and A11 motorways, connecting to major Italian and European markets. This Agliana asset is one of six Grade-A logistics warehouses that the JV agreed to forward purchase last year for €200 mln from developer VLD. These 225,000 m2 developments are situated in key hubs like Florence, Rome, and Bologna, with all scheduled for completion by 2028.
