Stoneweg secures €50m green loan for Dutch asset redevelopment

Stoneweg Europe Stapled Trust (SERT) has secured a €50 mln, five-year green development loan from ING Bank.

This facility will primarily finance the extensive redevelopment of Haagse Poort, SERT's largest asset in The Hague, Netherlands. 
The project aims to transform Haagse Poort into a high-quality, energy-efficient office building, aligning with SERT's sustainability goals and the Green Loan Principles. 
This strategic move strengthens SERT's capital structure and provides long-term funding for a flagship project, reinforcing its commitment to sustainable real estate. 
ING Bank will also serve as facility agent, security agent, and green loan advisor. As part of the agreement, a duty of care agreement allows ING Bank to ensure continuity of property management services for Haagse Poort if a default occurs.
Stoneweg Europe Stapled Trust (SERT) is a stapled group formed by Stoneweg European Real Estate Investment Trust and Stoneweg European Business Trust. Its core mission is to invest in income-generating commercial real estate across Europe, with at least 75% of its portfolio in Western Europe and a minimum of 75% in the light industrial/logistics and office sectors. Currently, SERT has approximately 86% exposure to Western Europe and about 56% to logistics/light industrial, with plans to significantly increase the latter. SERT also focuses on enhancing and redeveloping existing office assets in prime European gateway cities, prioritizing strong ESG performance.
SERT's portfolio is valued at €2.3 bn, comprising over 100 primarily freehold properties in key European cities across countries like the Netherlands, Italy, France, Germany, and the UK. These properties cover approximately 1.7 million square meters of lettable area and serve more than 800 tenants.
