Strabag has secured a €134 mln contract from Mendota Invest, part of the OTP Group, to build the southern phase of the Emonika development in Ljubljana, Slovenia.

Emonika
Construction on this technically and architecturally complex phase, including a 100-meter office tower, shopping centre, hotel, and four-level underground parking, is set to begin in October 2025.
Located near Ljubljana's main railway station, the southern section will redefine the city's skyline. The 23-story office tower will be Slovenia's tallest office building, symbolizing Ljubljana's urban modernization. The adjacent shopping centre will offer over 22,000 square meters of leasable space with over 80 retail units, and the 200-room hotel will feature a rooftop terrace. The underground garage will accommodate around 850 vehicles.
This contract marks Strabag's second major involvement in the Emonika project, bringing their total commitment to approximately €230 mln. They were previously awarded the contract for the northern section, currently under construction, which includes three residential buildings with 187 apartments, an office building, a hotel, commercial spaces, and 650 underground parking spaces.
Péter Glöckler, member of the Management Board of Strabag SE responsible for the South + East segment, said “Emonika is more than a construction site – it’s a flagship development that unites modern urban living, sustainability, and mobility. Our international teams from Ljubljana, Belgrade, and Budapest are working closely together to bring this vision to life.”
Pál Forgács, managing director of Mendota Invest, added: “This phase represents the most ambitious part of the project – including Ljubljana’s future tallest office tower. It’s a powerful symbol of confidence in the city’s growth and our vision for a district that embodies the spirit and energy of the next generation.”
Strabag will execute the construction contract for the southern section of the Emonika project in Ljubljana, Slovenia, collaboratively through its units in Ljubljana, Belgrade, and Budapest.
Designed to meet BREEAM sustainability standards, all commercial buildings within the Emonika complex will feature modern technologies like heat pumps, energy recovery systems, and low-emission materials, ensuring environmental responsibility and optimal energy efficiency.
Upon completion, Emonika will encompass 190,000 m2 of gross floor area, establishing itself as Slovenia’s first modern mixed-use urban complex. The development will integrate residential, office, retail, and hospitality functions within a single, interconnected space, redefining sustainable city living in Ljubljana.
