This development, located in the expanding Orminge Centre, will feature 147 rental apartments (30 for seniors) across approximately 7,911 m2, with an estimated annual rental income of SEK 25 mln (€2.1 mln).
The project, valued at SEK 438 mln (€37.3 mln), boasts strong sustainability features like energy-efficient designs, solar panels, and Miljöbyggnad Silver certification. Total investment is projected at SEK 354 mln (€30.1 mln), yielding a 24% project margin.
The deal, a share transfer, is contingent on the project's completion and achieving a specific occupancy rate, both expected in the second quarter of 2026.
Erik Hävermark, CEO of Sveafastigheter, stated: “The transaction is a clear testament to the value embedded in our development portfolio and our ability to develop projects with strong market interest. It is fully aligned with our focus to continuously optimise our property portfolio through selective acquisitions and divestments, combined with disciplined capital allocation that strengthens long-term shareholder value.”
As of the end of 2025, the Solhusen project was part of Sveafastigheter's larger development pipeline, which included 7,212 apartments. Of these, 6,425 were in the planning stages, and 787, including Solhusen, were actively under construction.
