Swiss Life AM to develop logistics hub in Rhine-Neckar region

Swiss Life Asset Managers is developing a new logistics centre in Offenbach an der Queich, in Rhineland-Palatinate, Germany.

They have acquired a 30,000 m2 plot to build a modern facility in the Im Niedersand industrial park with over 20,000 m2 of rental space, which can be used by one or multiple tenants.

The rental space comprises around 18,000 m2 of storage space, around 600 m2 of office and social space and over 1,500 n2 of mezzanine space. In addition, 50 parking spaces are planned on the site.

The Karlsruhe Northwest, part of Swiss Life AM’s "Roots" logistics pipeline, is strategically located in the Rhine-Neckar region with excellent connections to major highways and cities like Mannheim and Karlsruhe, as well as nearby inland ports in Ludwigshafen and Mannheim.

The development will prioritize sustainability, aiming for "Very Good" BREEAM certification with features like heat pumps and a potential rooftop solar system.

Construction is slated to begin in 2026.
