Swiss Prime Site acquires Lausanne office building

Swiss Prime Site is expanding its holdings in French-speaking Switzerland by purchasing a newly built, high-quality office building in Lausanne-West.

This acquisition, which yields approximately CHF 4.75 mln (€5.0 mln) in annual net rental income (a 4.0% yield), is fully leased for an average of 20 years. 
Completed in 2023, the property is located in parkland setting with panoramic views of Lake Geneva and the French Alps. It offers 14,600 m2 of space, 1,000 m2 of outdoor space and is fully leased to over 15 well-known national and international tenants in the technology, defense, and research sectors.
The property is built to high sustainability standards. It uses district heating and generating a significant portion of its energy from rooftop solar panels, earning it a Minergie-P certification, one of the highest sustainability ratings in Switzerland. 
This acquisition aligns with Swiss Prime Site's ongoing strategy to acquire properties with total rental income of over CHF 17 mln (€18 mln) by early-mid 2026.

Lausanne is a highly desirable area for development in western Switzerland, demonstrated by its ongoing infrastructure improvements and construction projects. These include a new tramline (part of a large transportation initiative set to launch in late 2026), a new ice hockey stadium for Lausanne HC, an upgraded Lausanne-West railway station, and numerous new commercial and residential buildings.
