TCC and CBRE IM break ground on Madrid logistics park

Trammell Crow Company (TCC) and CBRE IM have broken ground on the first building of Blue Hub Logistics Park, a new logistics complex near Madrid.

This follows their acquisition of the 40-hectare site in 2025 and receipt of the necessary permits.

The entire Blue Hub Logistics Park, to be developed in phases, will offer approximately 250,000 m2 of leasable logistics space. It's designed to be flexible, providing both speculative and build-to-suit options to meet the strong demand in Madrid's southern logistics corridor.

Strategically located in Illescas, about 32 km south of Madrid, the park has immediate access to the A-42 motorway, connecting to Toledo and southern Spain, as well as broader links to the M-40 and Madrid airport. Illescas is a growing hub for industrial and distribution companies within Madrid's A-4/A-42 logistics corridor.

The first building of Phase I, expected by early 2027, will provide about 25,000 m2 divided into five flexible modules. This design aims to cater to a diverse range of logistics and industrial tenants, addressing an unmet demand for multi-tenant buildings of this size in Madrid's third ring, especially after recent changes in fire regulations.

Phase I will also include another multi-tenant logistics building of around 35,000 m2. Together, these two buildings will offer about 60,000 m2, specifically designed for smaller and mid-sized businesses seeking modern, flexible space in the area. Subsequent phases of Blue Hub Logistics Park will be rolled out based on market demand.

This project in Illescas adds to TCC's growing activity in Spain, with 113,000 m2 of logistics and industrial space currently under construction, including other projects near Madrid and Barcelona.
