Thesauros Group and Fusion Cologne earmark €250m for logistics in Germany

Cologne-based Thesauros Group and Fusion Cologne are partnering on a €250 million project to develop two multi-level industrial and logistics properties in Cologne, Germany.

The Gateway and Crossroads projects, totaling 157,000 m², will be built on 101,000 m² within the Fusion Cologne industrial district.
Thesauros will handle financing and investor management, while Fusion Cologne will manage permitting and project execution.
The planned facilities will offer tenants high-bay warehouse space, office and mezzanine areas, and parking integrated between truck loading docks. Each building can be divided into up to six separate units. Permitting for the Crossroads project is expected in 2025, with construction starting in Q2 2027, followed by the Gateway project six months later.
Construction is slated to begin in 2027, with completion targeted for 2030. The facilities will cater to logistics providers, manufacturers, and R&D firms, offering warehouse, office, and mezzanine spaces with integrated parking.

The Gateway and Crossroads projects will benefit from trimodal transport connections, offering direct rail access, the Niehl port (connecting to Rotterdam, Antwerp, and North Sea ports via inland waterway and rail), and major motorways (A1, A3, A57). Cologne-Bonn Airport, a key European airfreight hub, is also just 20 minutes away.
Thesauros and Fusion Cologne prioritize sustainability, aiming for climate neutrality by 2035. Key features include using renewable energy, local heat from a waste incineration plant, extensive photovoltaic systems, and greened facades. These initiatives are expected to earn DGNB Gold certification for both buildings and the district.
