Danish real estate company Thylander has secured its initial funding for T/IX, its ninth residential fund, raising DKK 2 bn (€268 mln) for investments.

Thylander residential fund
The T/IX fund will target attractive investment opportunities within the Danish and Greater Copenhagen residential markets. It plans to invest in both new build-to-core development projects and existing properties, a strategy that Thylander's integrated platform is well-equipped to execute with high efficiency and quality.
Fundraising for T/IX is set to continue through late 2026 or early 2027.
This launch follows the rapid deployment of their previous fund within two years.
Thylander manages the entire residential property lifecycle from development to operation.
Bjarke Mikkelsen, managing partner & CEO of Thylander, said: "T/IX is the product of the platform we have built, and a strategy designed to perform across market cycles. Danish residential real estate offers some of the most compelling risk-adjusted returns in Europe, and our integrated platform gives us a competitive edge that is difficult to replicate. We are well-positioned to create strong value for our investors in the years ahead, and we will continue to pursue opportunities with the focus and discipline our investors have come to expect from us."
Jarl Greve, partner, CFO and Head of Investor Relations, added: "We greatly appreciate the trust our investors have placed in us. T/IX has attracted a high-quality group of investors, both existing and new relationships, from across Northern Europe. The growing institutional and international interest we are seeing is meaningful validation of both our strategy and our platform. We look forward to building on this momentum as we work toward the fund's final close."
Despite a more cautious global investment climate, Danish residential properties continue to be a secure and appealing option for investors. This enduring appeal is driven by a persistent housing deficit, a well-functioning property market, and a stable economic environment. These factors collectively draw long-term-focused investors from across Europe.
