Trei completes first phase of €51m residential project in Poznań

German developer and asset manager Trei Real Estate has finished the first phase of its UP2U rental housing project in Poznań, Poland, completing 330 out of 460 planned furnished apartments.

By 2026, the entire development will offer about 19,300 m2 of residential space, with apartments ranging from one to three rooms (26-65 m2 each).
The project, which began construction in December 2023 with an investment of around €51 mln, will also feature 875 m2 of commercial space, an underground car park, and green patios.
UP2U adheres to high ESG standards, incorporating photovoltaic systems for renewable energy and rainwater harvesting for irrigation. It will also have bike lanes and parking to encourage eco-friendly transport. The project has already achieved a "Very Good" BREEAM certification for its sustainability.
Trei's residential development is situated in the northern Winiary district, offering excellent public transport links to the city centre via rapid transit and bus. The project site is conveniently next to a Biedronka supermarket, also owned by Trei.
Pepijn Morshuis, the CEO of Trei Real Estate, said: “Poland’s private rental housing market is only just beginning to evolve. Especially in major cities like Poznań, demand outstrips supply. Since the market is barely regulated, rent rates have steadily increased in recent years. We managed to complete the 330 apartments of this development stage on schedule, and they were met by strong demand – the first tenants will actually move in as early as October 2025.” 
Mariusz Cegielski, managing director of Trei Real Estate Poland, added: “The concept for our UP2U residential development was inspired by the idea of the 15-minute city. As it combines functionality with modern architecture and sustainable technologies, the project could potentially set new standards for rental apartments and simultaneously boost the appeal of the Winiary district as a whole.”
