Tritax Big Box REIT has secured outline planning permission for Phase 2 of Tritax Park Newark, allowing for the development of up to 90,485 m2 of new, employment-focused logistics space.

Newark
This approval significantly advances the company's development pipeline at one of its key logistics parks.
In collaboration with Simons Developments, Tritax Big Box will now proceed with the next stage of opportunities at Tritax Park Newark. Phase 2 is designed to accommodate a diverse range of institutional-grade occupiers with buildings ranging from 18,580 m2 to 42,735 m2. These new facilities will aim for BREEAM Excellent ratings, EPC A certifications, and the integration of Solar PV. The broader masterplan also includes a 40-acre country park, providing valuable green space for tenants, employees, and the local community. A detailed reserved matters application is expected later in 2026, with building completions anticipated from 2027.
Tritax Park Newark is strategically located in the East Midlands, benefiting from exceptional road connectivity (half a mile from the A46/A1 intersection), close proximity to regional rail and airport infrastructure, and easy access to major UK ports like Immingham.
This planning success builds on recent achievements at the park, including a 37,161 m2 letting of Unit 01 (Phase 1) to Currys and a 10-year lease extension on their existing facility.
Charlie Withers, head of Development at Tritax Management and Development director at Tritax Big Box REIT, commented: “Securing outline planning permission for Phase 2 at Tritax Park Newark represents another important milestone for the site and for our wider development pipeline. Newark continues to demonstrate the strength of our strategy of investing in, and actively progressing, well‑located sites capable of supporting the long‑term needs of our customers.”
Philip Hodgkinson, director at Simons Developments, said: “We are delighted to have achieved outline planning permission for Phase 2 at Tritax Park Newark. Our long‑standing partnership with Tritax Big Box has already delivered highly successful outcomes at this location, and this consent allows us to build on that momentum. Phase 2 provides a significant opportunity to deliver further high‑quality logistics accommodation while continuing to invest in the local area.”
