Tritax London Logistics Fund nears €468m equity target

The Tritax London Logistics Fund (TLLF) is on track to reach its initial equity target of £400 mln (€468 mln) by 2026, or potentially sooner.

In Q3 2025 alone, the fund raised £204 mln (€238.7 mln) in new equity, primarily from international investors in Europe, Asia, and North America, while also matching all fund redemptions.
TLLF's strategy to focus on Greater London's industrial and logistics market is proving successful, aiming to double its size to £1.5 bn (€1.75 bn) within three years. The fund has also been active in acquiring new properties, adding two strategic assets to its portfolio. In November 2025, TLLF purchased PR1 in Park Royal from Patrizia for £43.9 mln (€51.4 mln), a 5,760 m2 industrial unit leased long-term to Classic Fine Foods with strong rent review terms. This follows the August 2025 acquisition of a 5,927 m2 multi-let industrial estate, Communications Park near Heathrow.
These additions bring TLLF's portfolio to 19 assets, totalling over 185,800 m2 and valued at over £780 mln (€912.6 mln). The fund has delivered an annual return of 16.6% by the end of Q3 2025, placing it second in the MSCI/AREF UK Quarterly Property Index.

The £204 mln increase reflects our support for a strategic expansion into Greater London, while maintaining a significant exposure to the prime Heathrow seed portfolio.”
