Urban Partners and evolutiq team up for Cologne logistics hub

Urban Partners (formerly Nrep) has teamed up with evolutiq to acquire and redevelop a former industrial brownfield site in Cologne-Ossendorf.

Ossendorf, Cologne

Ossendorf, Cologne

This joint venture, their fifth collaboration, will transform the approximately 37,900 m² plot into a modern, sustainable multi-user logistics facility with a gross floor area of around 24,000 m². The majority of the project's financing will come from Urban Partners’ Nordic Strategy (NSF V) Fund.
By redeveloping an underutilised industrial site, the project avoids greenfield development, undertakes environmental remediation, and provides flexible, contemporary logistics space to meet evolving tenant demands.
Designed with flexibility in mind, the property can be divided into up to four units, making it suitable for a variety of logistics and commercial users, whether large single tenants or multiple smaller businesses.
The project targets DGNB Gold Standard certification and incorporates a comprehensive sustainability strategy. Planned features include heat pumps, photovoltaic systems, and a partially green roof, all designed to improve the site's ecology, enhance the microclimate, reduce operational emissions, and promote long-term energy efficiency.
Wolfgang Ködel, managing director, Urban Partners Germany, said: “This is a great example of how we invest in brownfield areas to develop them into modern, sustainable logistics facilities that are purpose-fit for future needs. Alongside our longtime trusted partner, we bring strategic capital and hands-on delivery to create critical and resilient infrastructure to support Cologne’s growing economy.”
Claudia Hickmann, investment manager, evolutiq, added: “With this development, we are creating a future-proof logistics infrastructure in one of the most important business locations in North Rhine-Westphalia. As a company with roots in Cologne, it is particularly important to us to revitalise former industrial sites in a meaningful way and to strengthen our hometown in the long term.”
