Valor acquires urban logistics asset in Rotterdam 

Valor Real Estate Partners has acquired a Grade A logistics facility in Berkel en Rodenrijs, strengthening its position in one of the Netherlands’ most strategically important urban logistics corridors.

The asset was purchased from Ofi Invest Real Estate on behalf of one of its clients for an undisclosed sum.

Located 8 kilometres north of Rotterdam city centre, the 20,153 sq m facility benefits from direct access to the N471 and onward connectivity to the A16 motorway, placing it at the heart of a high‑demand distribution zone serving the wider Rotterdam metropolitan area. Completed in 2021, the property is fully occupied with an unexpired lease term of approximately five years.

Berkel en Rodenrijs is a well‑established logistics submarket characterised by strong occupier demand and constrained supply, driven by limited land availability and its proximity to the Port of Rotterdam. The location offers operators access to Europe’s largest port while sitting outside the port’s tenant use restrictions, making modern, scalable assets in the area particularly sought after.

The acquisition marks Valor’s fifth investment in the Netherlands, with its Dutch portfolio now comprising assets in prime submarkets across Amsterdam and Rotterdam.

Matthew Ganas, Senior Vice President, Investments at Valor, said the transaction represents a rare opportunity to secure a high‑quality, stabilised asset close to one of Europe’s busiest ports. He noted that future supply is expected to remain limited due to land scarcity and use restrictions closer to the port, positioning assets of this calibre to benefit from rising occupier demand.
