Valor and QuadReal invest €91m in Berlin logistics park

European last-mile logistics specialist Valor Real Estate Partners, along with its joint venture partner QuadReal Property Group, has invested €91 mln in a logistics project in northeast Berlin.

This investment includes the purchase of a 26,000 m² urban logistics property in Berlin's Lichtenberg district. Concurrently, a major German beverage manufacturer and logistics provider has signed a ten-year lease for the entire property. 
The deal also encompasses an adjacent development site, where Valor has already obtained initial planning permission. The plan is to construct a modern logistics park on this site, offering 36,000 m² of rentable space. 
This new development will feature a clear height of 12.2 metres, adhere to top sustainability standards, aim for DGNB Gold certification, and incorporate a rooftop photovoltaic system. The estimated completion date is the first quarter of 2028.
Lichtenberg is strategically located with excellent access to central Berlin and major transportation routes like the B158, B2, and A10.
This acquisition aligns with the joint venture's ongoing strategy to identify and develop prime urban logistics properties in Berlin, which is Germany's leading e-commerce market. With this transaction, their Berlin portfolio now totals six properties, covering over 87,000 m², and an additional 61,000 m² in their secured development pipeline.

Cane Napolitano, managing partner and CIO at Valor, said: “With e-commerce penetration in Germany expected to reach approximately 19.8% in 2025, demand for modern last-mile space in Berlin remains exceptionally high.
