Verdion expands German logistics footprint

Verdion European Logistics Fund 2 (VELF 2) is continuing its value-add strategy by acquiring a brownfield site near Karlsruhe, Germany, adding to its growing portfolio of logistics properties.

The 32,000 m2 asset is located at Hohlohstraße 13 in Rastatt, within an established industrial and logistics area at the town's eastern edge, near the German-French border. It's less than 10 minutes from Germany's strategic A5 motorway, which runs north-south in the region, connecting Frankfurt and Basel.
Verdion plans to enhance the property, similar to ongoing projects in Denmark.
VELF 2 targets under-capitalized and under-managed assets in prime locations across Northern Europe.
Oliver Kemper, investment director at Verdion, said: "This is an important acquisition, reflecting the fund's continued drive for brownfields with repurposing potential in strategic locations. With a third of VELF 2 equity now allocated and further capital to deploy, we have more sites under exclusivity and a growing pipeline across the Netherlands, Sweden, and Denmark, in addition to our focus on Germany. As part of this, we continue to welcome off-market opportunities."
This latest acquisition follows the success of Verdion's first fund, VELF 1, which invested over €300 mln in logistics assets and recently completed the sale of a prime asset in Nettetal, generating strong returns for investors.
GSK, Stane, and M&P served as advisors to Verdion on the acquisition of the property from Spedition Reinhard Lang.
