Commercial real estate firm VIB Vermögen has sold two logistics properties in Regensburg, Germany for a confidential price.

The buyer is a European commercial real estate investor specializing in warehouses and light industrial spaces.
The properties include a single-tenant facility at Rathenaustraße 3 (built in 2006, 27,237 m2 plot, 10,250 m2 rental area) and a multi-tenant facility at Irler Höhe 40-42 (built 1978 and 1984-1989, 20,254 m2 plot, 9,405 m2 rental area).
This sale aligns with VIB's strategy to streamline its profile as a project developer and portfolio manager of larger commercial properties.

As of mid-2025, the VIB Group's real estate holdings included 128 properties totalling 1.91 mln m2 of usable space. VIB directly owned 86 of these properties, while the Institutional Business segment managed the remaining 42 properties.
The composition of VIB's directly owned portfolio was heavily weighted towards logistics and light industrial properties (44%) and office spaces (50%), with retail properties making up 5% and service/other properties comprising the remaining 1%. The portfolio maintained a low vacancy rate of 4.6% as of June 30.
Following the acquisition of the institutional business from the Branicks Group, VIB anticipates significant expansion in this segment. This segment now encompasses 147 properties with 2.6 mln m2 of leasable area, representing a total portfolio value of €8.4 bn. Office assets constitute the majority of this segment (77%), followed by logistics (12%), retail (6%), and mixed-use/other properties (5%).
