Together, the properties add approximately 50,300 m2 of total lettable area to WDP's portfolio.
Backed by solid lease agreements averaging seven years, the transactions generate an average net operating income (NOI) yield of around 7%.
This expansion strategically densifies WDP’s network along vital shipping corridors in southern France, delivering immediate earnings accretion while supporting the cross-border logistics requirements of its international client base.
In Alzonne, near Toulouse, WDP finalised a €27 mln sale-and-leaseback transaction with longstanding partner DHL for a newly constructed, specialised cold-chain facility. Spanning 23,300 m2 of GLA with an additional 8,000 m2 of development upside, the building is locked into a fixed nine-year, triple-net lease. The modern warehouse is engineered to meet BREEAM Excellent, WELL Core Gold, and EU Taxonomy standards, utilising fully electric climate control, EV charging hubs, and roof-mounted solar infrastructure.
Concurrently, near Montpellier, WDP closed a €25 mln value-add acquisition of a fully leased 27,000 m2 facility in Vendargues. Positioned directly on the France-Spain A9 freight corridor, this asset serves as the Southern European corporate headquarters and operational base for another existing international WDP client.
François Le Levier, country manager WDP France, stated: “Both assets further scale our presence in established logistics markets along key transport corridors in southern France. Their complementary profiles combine income visibility with future value creation potential, demonstrating the attractive opportunities we continue to identify across the French market. At the same time, building out cross-border partnerships with existing clients reflects the strength of WDP’s integrated European platform and client-centric approach.”
