Swedish property company Wihlborgs is acquiring 10,300 m2 commercial property called Caroline Hus in Copenhagen's Carlsberg District for DKK 370 mln (€49.6 mln).

Caroline Hus
The seller is Udviklingsselskabet Carlsberg Byen, and the deal is expected to close on 1 March 2026.
Caroline Hus, completed in 2022, features modern offices and retail spaces and is strategically located in the popular Carlsberg District. This acquisition aligns with Wihlborgs' goal of expanding into central Copenhagen areas with good growth potential.
The Carlsberg District itself is a vibrant, redeveloped historic brewery area close to public transport, housing a mix of residents, businesses, and students. It's a growing office hub with high demand for modern workspaces and is projected to attract around eight million visitors annually. Major tenants in Caroline Hus include TÜV SÜD Domutech, Nordisk Film Biografer, Cepheo Danmark, AstraZeneca, and B2 Impact.
Søren Kempf Holm, CEO of Wihlborgs, said: “With the investment in Caroline Hus, we are entering a new and attractive area of Copenhagen where we have not previously been represented. We see this as a natural extension of our portfolio and assess that the area has stable growth potential, with a positive development of market rents expected in the coming years.”
Ulrika Hallengren, CEO of Wihlborgs, added: “This acquisition is fully in line with our strategy to expand in attractive and somewhat more central parts of Copenhagen, where market rents and development potential are expected to increase in the coming years. The property offers high-quality premises in a dense, central and authentic area with great charm and a strong brand—an excellent complement to our offering for existing and new tenants.”
