Xior Student Housing Acquires PBSA asset in Warsaw for €38m

Belgium’s Xior Student Housing has successfully finalized the acquisition of the newly developed Wenedów student residence in Warsaw, Poland.

Initially a joint venture with Solida Capital, Xior now holds full ownership of the property, representing a total investment of €38.5 mln and an estimated 9% gross return.
This marks Xior's first fully branded and developed residence in Poland, significantly boosting its presence in the country and catering to both local and international students seeking high-quality accommodation. With the addition of Wenedów, Xior's Polish portfolio now includes 3,767 lettable units.
The Wenedów residence officially opened its doors on September 10, and will also house Xior's Polish headquarters. Bookings have been open since April 2025 for the upcoming academic year, with strong interest already leading to several room types being fully booked.
The Wenedów student residence offers 404 units, ranging from single rooms to fully equipped studios and apartments. It boasts extensive amenities, including study areas, lounges, a fitness center, a communal kitchen, and a cinema room. A rooftop terrace provides views of the Vistula River, and underground parking is available for bikes and cars.
Strategically located, the residence is a short walk from Warsaw's city center and several universities, with excellent public transport links. To foster a vibrant community, Xior's BaseBuddies (student ambassadors) are on-site to assist residents and organize weekly activities.
