Strabag subsidiary Züblin has been awarded a contract by Hines to construct B’Ella Berlin, a mixed-use urban development located at Berlin Südkreuz.

B’Ella Berlin will feature approximately 75,000 m² of gross floor area, housing around 300 residential units (including subsidised housing), a day-care centre, and contemporary office, commercial, and communal spaces. Notably, Strabag itself plans to occupy some of the office space.
Designed by Tchoban Voss Architekten and Noefer Architekten, the development showcases a distinct urban architectural style. It comprises two commercial buildings that frame a large inner courtyard, flanked by residential buildings, ensuring a harmonious integration with the Südkreuz urban landscape.
A strong focus is placed on ecological and social sustainability. The development will be fossil-fuel-free, using geothermal energy and photovoltaics for power. It also prioritises health and well-being with amenities such as quiet rooms and extensive bicycle parking. The project aims for DGNB Platinum certification, and the residential buildings will be eligible for KFN funding for climate-friendly new builds.
Upon completion, Strabag's Berlin offices, accommodating around 700 employees, will relocate to B’Ella Berlin. This sustainable development supports Strabag's goal of achieving climate neutrality by 2040 and offers excellent public transport connectivity at Berlin Südkreuz, promoting sustainable mobility for all occupants.
