With the signing of our debut acquisition for our €400 million European micro living pipeline, 2025 marked a pivotal year for Prop.com, also with the launch of several new strategic partnerships and, more broadly, a turning point for European residential real estate.
Looking ahead to 2026, we believe three forces will increasingly define success across the sector: a persistent supply-and-demand imbalance in residential living across Europe; a transactions market that rewards investors with capital, conviction and operational capability rather than legacy exposure; and a growing recognition of the role technology can play in driving performance and transparency.
Crucially, these drivers are structural, not cyclical. Micro living sits at the intersection of affordability, urbanisation and changing lifestyles — forces that continue to reshape European cities and underpin long-term demand. In most major markets, demand for flexible, well-located living continues to outstrip supply, particularly among young professionals, mobile workers and residents.
At Prop.com, we view micro living not as a space-driven concept, but as an operational one: smarter buildings, professionally managed, with shared amenities that enhance both tenant experience and asset performance. Our value-add strategy is enhanced by technology, with blockchain-based infrastructure embedded across the investment lifecycle to improve transparency, streamline transactions and optimise asset-level decision-making.
As Europe moves into the next phase of the cycle, we believe the combination of resilient living-sector fundamentals, operational and local expertise and technology-led execution will define the most compelling opportunities in 2026 and beyond.”
